The best home improvements for re-sale are,
luckily, those that are not the most expensive. These come under the
heading of renovations rather than structural alterations. But which
ones offer the biggest bang for your buck? Think in terms of the wow
factor.
The wow factor is when someone walks into your place and says, “Wow!
I like that!” It could be fresh, bright paint either inside or out –
or both. It may be a stylish new carpet and curtains, or it could be
something a little more expensive as in a kitchen or bathroom
makeover. Most people want a place that looks good, so it is
worthwhile spending a little extra to add to the resale value of
your home.
Of the three choices above, it is often the kitchen makeover that
gives the most value. Women these days have a great deal of say in
the kind of house they buy or rent and no woman wants a sleazy,
old-fashioned kitchen. So what is the least expensive way to update
your kitchen? New paint is the most obvious choice, but that is only
a small part of the overall look. The cupboard doors and work
surfaces are very important. New paint won’t mask these areas if
they are shabby and worn out. In fact, it will highlight the
problem.
Do the job properly and you will be amazed at the difference it
makes to your own feelings of satisfaction, whether you sell or not.
You don’t have to do it all yourself of course. In fact its better
not to, unless you are a proficient handyperson. The pros can be in
and out in a few days, saving you time, effort and frustration. And
if the counters are to be renewed, you may as well put in a new cook
top. If there is no dishwasher, see if you can squeeze one in even
if you take out a set of drawers to do it.
The bathroom can be renovated with the addition of new sink, shower
stall and head, faucets, and extra cupboard space. One thing that
will add a lot without anything else being changed is a new toilet.
Or if your budget is strict, even a new toilet seat will work
wonders. Make sure you use the correct kind of paint if you decide
painting is the way to go. You don’t want it to peel off within
months after all your hard work.
Adding storage is another important detail. If there is a spare
corner, see if you can have a cupboard built into it. Bathroom,
kitchens and hall are the three most likely places where more
storage can be added. One other area that will improve your home is
to clear out all the rubbish from a shed, yard and home.
Who knows? Once you have done all these things, you might like it so
much you decide to take it off the market and stay.
